  • Construction Certificate (CC)

    Once you have received your approval from Council you will need to apply for a Construction Certificate (CC) before you can commence construction. A Construction Certificate can be applied for either through a private Certifier, or Council. Plan&Simple will review your approved plans, and consent conditions and engage a certifier to prepare the checklist of items required to obtain CC. Plan&Simple will action all the items on the checklist and submit via the NSW planning portal to have your CC issued.

  • Complying Development Certificate (CDC)

    If your building work doesn’t require DA approval via your local council you can apply for a Complying Development Certificate (CDC). Complying Development is a fast-track and cost-effective approval process for development that meets specified predetermined development standards. CDC developments can include small additions, in-ground pools, and small alterations and additions. Plan&Simple will engage a certifier to prepare the checklist of items required to obtain CDC. Plan&Simple will action all the items on the checklist and submit via the NSW planning portal to have your CDC issued.

  • Development Application (DA)

    A Development Application (DA) is a formal application for residential development that requires consent under the NSW Environmental Planning and Assessment Act (EP&A Act). Plan&Simple will consolidate all the supporting documentation, technical plans, and application forms required to lodge your assessment-ready DA to the council via the NSW planning portal.

  • Occupation Certificate

    An Occupation Certificate (OC) is required for any new building work approved by a Construction Certificate or Complying Development Certificate. Plan&Simple will work with your builder to collate all the necessary certificates and submit the OC application via the NSW planning portal.

  • Building Information Certificate (BIC)

    If you suspect work has been carried out at your property without the appropriate Council or Certifier approvals, you will need to apply for a Building Information Certificate (BIC). A BIC is usually requested by buyers or sellers of property before settlement. Plan&Simple will coordinate and manage the BIC process on your behalf to ensure that you are able to obtain an Occupation Certificate which allows you to continue using the building or enable you to sell your property.
